Park Rules & Regulations 

Salem Woods Campground and RV Park

     

 

Important HST Update for 2026

 

As of January 1, 2026, the Canada Revenue Agency requires us to collect HST on all services we provide. This means that, starting with the 2026 season, 13% HST will be added to all site fees and winter storage fees. We sincerely regret the added cost this will cause our residents. Please note: this is not a price increase on our part — it is a government requirement that we have successfully delayed implementing for all these years but can no longer postpone.

 

All 2026 site rates will remain the same as last year but with added 13% HST, which will appear as a separate line on your invoice.

 

 

Site Fees

  • Season runs from May 1 to October 31, off-season access requires prior request and approval.

  • 2026 site fees are due in full by May 1, 2026; Late payments will be charged interest at a rate of 25% per annum, calculated and compounded daily from the due date.

 

Additional Guests

  • Family pass covers two adults (as registered) plus immediate dependents

  • Additional guests: $5 per person per day; $10 per person per overnight stay; children under 5 are free.

  • Guests are not permitted without the site owner present.

  • All guests must depart by 9 p.m. unless registered for overnight.

  • Residents are responsible for ensuring their guests follow all park rules.

 

 

Vehicles & Speed Limit

  • Maximum of two vehicles per site, parked only on your site (with permission for exceptions).

  • Register all vehicles on your registration form.

  • ATVs and four-wheelers are permitted for leaf removal only.

  • 10 km/hour throughout the park and entry road. This helps to protect children at play and our cherished wildlife, including several endangered species that reside in the park. We have zero tolerance for repeat offenders.

Garbage

  • Do not flush wet wipes; dispose of them in garbage.

  • Separate your garbage and recycling in the garbage shed (black-lined bins for garbage; clear-lined bins for recycling) following the Northumberland Recycling Program posted in the garbage shed.

  • Not accepted: construction materials, plumbing or human sewage, sharp objects (e.g., BBQ skewers), or medical waste (e.g., needles).

  • Animal waste must be pre-bagged and leak-proof.

  • Non-compliant items must be taken to the local dump.

  • Non-permanent residents should dispose of garbage at home.

  • Zero tolerance for littering, including cigarette butts.

 

Campfires

  • Only those 21+ may start or maintain a fire.

  • Clear the area of flammables, contain the fire, and keep it low (no big bonfires).

  • Extinguish all fires by midnight.

  • No unattended fires; fully extinguish or cover it before leaving the site or retiring for the night.

  • Prohibited in firepits: glass, metal, combustibles, aerosols, plastics, or styrofoam.

  • No burning of toxin-emitting substances (as per regulations).

  • Do not trespass on neighbours sites for kindling or materials.

  • Firewood must come from onsite, local suppliers, or within Northumberland County to prevent invasive species.

 

Pool

  • Hours are posted outside the pool area.

  • No lifeguard on duty; children under 16 require adult supervision.

  • Prohibited: alcohol, smoking, pets, glass, and sharp objects.

  • Pick up garbage and remove toys to your site when leaving.

Quiet Hours

  • 11 p.m. to 9 a.m.

  • No machinery operation before 9 a.m.

  • Children under 16 must be on their own site by 10 p.m. (except during park events with adult supervision).

  • Keep music and stereo volumes reasonable.

 

Pets & Wildlife

  • Pets are welcome but must remain leashed at all times, including on your site.

  • Pick up and dispose of waste properly.

  • Pets must not be left unattended for extended periods.

  • Capturing or keeping wildlife as pets is prohibited.

 

 

Keeping the Park Peaceful

  • Fighting within the park is strictly prohibited.

  • All disputes between residents must be reported to management for peaceful resolution.

 

 

Trailer & Site Maintenance

All trailer sites must be tidy and well-kept.

Trailers, decks, sheds & gazebos must be in good condition, structurally sound and level.

 

  • Remove or tear down unsightly or damaged structures on site. 

  • Pressure wash trailers to remove dirt, mildew, and weathering. 

  • No additional structures or upgrades to site without prior approval.

  • No cutting or removal of trees or large branches without prior approval.

  • No pesticides or herbicide use, especially no Roundup.

 

Starting in May, we’ll be enforcing the site maintenance rules (as noted in the Winter Storage letter). We truly appreciate everyone’s help in keeping Salem Woods looking its best and running smoothly. Repeated non-compliance may, unfortunately, mean we have to ask a resident to leave the park and forfeit their site. Thank you for your cooperation.

 

Insurance & Liability

  • All residents must carry their own insurance.

  • Owners and management are not liable for loss, damage, or injury resulting from fire, accident, trees, waterways, wildlife, or other causes. Insurance details must be provided on the registration form. Failure to submit policy information does not waive the requirement.

 

Trailer Sales or Removal

  • All buyers and transferees (including family) require management pre-approval.

  • New residents must be screened and approved; management reserves the right to decline anyone, for any reason deemed appropriate by staff.

  • Management does not act as a sales agent.

  • Subletting is not permitted.

  • Hydro fees for the site must be paid in full prior to any in-park sale.

  • 10% Commission applies to all in-park sales and is payable before new tenant’s arrival or before removal of trailer.

  • To avoid commission, trailers must be sold privately off-park.

  • Upon trailer removal, decks and sheds must be dismantled and removed. For in-park sales, the buyer assumes responsibility and may need to dismantle later if aesthetic and structural standards are not met.

  • Grandfathered lower site fees apply to current site holders; new site holders will pay increased rates set by management.

 

Important! Phasing out Park Models & Add-a-Rooms

 

Per OPCA guidance, Salem Woods is phasing out park model homes and trailers with add-a-rooms for legal and operational compliance. Current holders may continue use while they remain the site holder.

  • These structures may not be sold, rented, or transferred to others.

  • If selling, owners must dismantle and remove components for sale off-property.

  • In exceptional cases, management may opt to purchase select units for personal use, at management’s discretion, based on location, condition, and appearance.

  • Future site use: only mobile trailers with functional wheels are allowed.

Legal Notes

Salem Woods is a private campground, not governed by the Landlord and Tenant Act. We are an OPCA member and operate under our own policies, rules, and regulations as recommended by OPCA. These ensure a safe, enjoyable environment. Violations may result in eviction without refund.
